Wild Geese Acres

Off Grid Smallholding for sale – £160k

A rare opportunity has arisen to purchase a 6.75-acre off-grid smallholding at Wild Geese Acres, part of the Ecological Land Cooperative (ELC) site at Greenham Reach in Mid-Devon.

This unique property combines productive land, ecological potential and planning consent for long-term low-impact living, ideal for someone seeking a sustainable, land-based project or small farm business with agricultural tie.

About Wild Geese Acres

Wild Geese Acres was established by James and Sukamala 11 years ago on ELC land at Greenham Reach, a well-regarded ecological smallholding site that supports agroecological enterprises and off-grid living.

The site has a long leasehold (140 years) with the Ecological Land Cooperative, providing security for future development.

What the Smallholding includes:
– Approx. 6.75 acres of land combining productive gardens, orchards and woodland.
– Building plot ready for development into a permanent home, with full planning permission in place for a permanent dwelling.
– Polytunnels and greenhouse structures, ideal for season-extension and vegetable production.
– Workshops and sheds, providing useful space for storage, craft, woodwork or small enterprise use.
– A 2-acre plot of woodland, planted around 2020, with ecological and shelter value.
– Grazing land, suitable for small livestock or mixed enterprise.
– Comfortable 2 bed modified main static caravan, a second static caravan for WWOOFers or seasonal workers, and a touring caravan for other guests (paying or otherwise).

Location

Greenham Reach is set in mid-Devon countryside, with a rural feel and good road links across the South West and beyond, while remaining easily accessible by public transport.
